CBRE: environmental awareness and social responsibility are increasingly important in the real estate market
Environmental awareness and social responsibility play an increasingly important role in the real estate market as well, according to a new global survey by the international real estate consultant CBRE.

According to a statement sent to MTI on Monday, more than 500 commercial real estate professionals worldwide were interviewed during the survey. According to more than two-thirds of the respondents, their company placed more emphasis on environmental protection, social responsibility and corporate governance (ESG) aspects last year, and in the case of their properties, reducing energy consumption and carbon dioxide emissions became their primary goal.

58 percent of those surveyed said that due to rising energy costs and increasingly stringent government regulations, they are willing to pay a premium for functions such as local renewable energy production. The existence of intelligent control systems that can be used to reduce energy consumption and carbon dioxide emissions makes the property more attractive for 53 percent of them. 84 percent of those surveyed said that they specifically look for functions that reduce energy consumption, while almost half of them either ask for a discount or refrain from doing business if a building lacks them. The certification of green buildings is also becoming increasingly important in the market, 45 percent of respondents would pay a premium to rent or buy a certified building, and a third would either ask for a discount or reject a building that does not have a certificate.
According to the survey, employee needs are also becoming more important
For 82 percent of the respondents, convenient access to public transportation increases the value of buildings to the greatest extent, as shorter commutes provide employees with a better sense of well-being. According to 66 percent of the respondents, buildings that are easier to reach on foot or by bicycle are more attractive than those that can only be reached by car. The survey includes the views of investors and tenants in major categories of commercial real estate in the US, Asia Pacific, UK and Europe.
