After a multi-round, international tender, a professional consortium of BDPST Group and Gránit Alapkezelő purchased the Danube-side hotel. The hotel continues to be operated by Marriott International.

The fate of the Budapest Marriott Hotel has concluded with a significant transaction: CPI Europe has sold Duna Szálloda Zrt., which owns the venerable hotel, to a Hungarian professional investor consortium. The buyer is a joint project company of Diorit Private Equity Fund managed by BDPST Group and Gránit Alapkezelő.

During the multi-round, open, international tender, BDPST Corso Béta Kft. and Liberty Beta Corso Kft. ultimately submitted the winning bid. The transaction will close on June 25, 2025, following legal and regulatory approvals, and one of the most iconic buildings on the Danube bank in the city center will once again be in Hungarian hands.

A symbolic building with long-term plans

Operating under the auspices of the Marriott hotel chain, the hotel stands out not only for its exceptional location, but also for its history: it opened its doors on New Year’s Eve 1969 under the name Hotel Duna InterContinental, based on the plans of the renowned architect duo, József Finta and László Kovácsy. The building has been a defining element of the Danube Promenade ever since.

After the change of ownership, the hotel will continue to operate under the management of Marriott International, but the investors see significant business potential in the development and optimization of operations.

Goal: exploiting synergies, long-term operation

“This is one of the best-equipped hotels in the city,” said István Tiborcz, owner of the BDPST Group. As he said, the company recognized during the tender that Marriott fits well with their ideas for the Budapest hotel market. The investment creates an opportunity to exploit group-level synergies, especially with the other units of the downtown portfolio.

The investor’s goal is not only economic: the future success of the hotel could have a positive impact on the entire tourism sector in the capital and on the image of Budapest, emphasized Tiborcz.
