Another full house building in the HelloParks Fót megapark
HelloParks has successfully closed its leasing transactions of the past period, and has already filled four of its warehouse halls 100 percent. The industrial real estate developer signed new agreements with market-leading international companies for nearly 20 thousand square meters of space in its Fót megapark during the summer-autumn period. The company will start construction of another 45 thousand square meters of hall in Fót next year.
FT6, which was handed over at the end of 2022, is located in HelloParks’ Fót megapark, next to the junction of the M0 motorway and the M3 motorway. The building is the company’s first CityFlex type warehouse, which can also meet rental needs of 1,000 square meters. The building has docking and drive-in gates, but its lower interior height and smaller size make it particularly suitable for companies engaged in urban logistics and light industrial manufacturing.
The facility was built in accordance with the requirements of the EU Taxonomy, and in 2024 it received the highest BREEAM New Construction category rating, Outstanding. This is a result achieved by less than 3 percent of buildings worldwide, as in the New Construction category, the entire design and construction process is evaluated in addition to the completed building, from the procurement and transportation of raw materials to waste management and the installed and used technologies. The company is the only one on the Hungarian market to develop industrial properties under such strict conditions. The warehouse is the developer’s second fully-fledged building in the industrial park, which is home to such key companies as HTNS, K&V, Beta and Expert.
The strategic expansion of the 57-hectare HelloParks Fót megapark is unbroken: out of the total development potential of 254 thousand square meters, 119 thousand square meters of finished area is currently available, of which 90 percent has already been let. The company plans to start development of FT3 in the megapark in 2025, which will be another 45,000 square meters, BigBox-type building, with the smallest leasable area of 3,400 square meters
