The engine of the Hungarian economy is small and medium-sized enterprises, which provide about 65% of the workforce. For them, the key to growth is the creation of modern, efficient and affordable infrastructure. This is the mission of RaktárAD, which has a Belgian-Hungarian background, and has been developing modern, flexible and sustainable industrial condominiums for Hungarian SMEs for a decade now. With its experience and expertise, the company has now become a key player in the SME site development market, contributing to the competitiveness and growth of the sector.

The Belgian-Hungarian logistics real estate developer has built more than 110,000 m² of industrial halls in 160 units for around 110 Hungarian SMEs during its 10-year existence, where more than 5,000 people currently work. The company has now become the market leader in speculatively built industrial condominium developments, i.e. those without a client or buyer in advance, and it also plays a key role in the modernization of the infrastructure of Hungarian SMEs. Its market weight is clearly demonstrated by the fact that the total SME logistics demand is estimated at around 40 thousand m², of which RaktárAD has a share of around 50–60%. Currently, it has approximately 9,700 square meters of development space, consisting of 21 separate hall sections. In addition, another 25,000–30,000 square meters of projects are being prepared, the implementation of which will start this year and next year.

The company considers it its mission not only to develop modern industrial infrastructure, but also to educate sector players and real estate market experts. To this end, it launched the HAD Real Estate Business Brunch in the spring of 2025, which has become one of the most important forums for professional dialogue and knowledge sharing. The third event of the series was held on October 16, 2025, where the focus was on current market trends, financing opportunities and the impact of artificial intelligence on the industrial real estate market.

The event was enhanced by the high-quality presence of the invited experts: Ernő Hadnagy, President of HAD Group, László Perlusz, Secretary General of the National Association of Entrepreneurs, Péter Bartha, Vice President of the Real Estate Department of BKIK, András Madarász, Sales Director of Goodwill Consulting, Gergely Baka, Head of the Industrial and Logistics Business Unit of the global real estate consulting company CBRE, István Zabari, President of E-commerce Hungary, Managing Director of Lumenet Kft., and Tibor Lőrincz-Hadnagy, Partner and Business Development Manager of HAD Group, shared current trends and their practical experiences with the participants.

Modern and energy-efficient industrial infrastructure for the growth of SMEs

RaktárAD’s new generation industrial condominiums offer a modern, flexible and energy-efficient solution for domestic SMEs. The developments aim to provide a modern and expandable infrastructure for businesses that want to move forward from outdated or congested environments.

After its key development areas, such as Alsónémedi and Vecsés, the company continues its investments in Nagytarcsa and Bago, while expanding its northern and western agglomeration of Budapest, especially in the Dunakeszi and Budaörs areas, and in Eastern Hungary towards Debrecen. The proximity of main roads and motorways ensures fast and convenient accessibility, while energy-saving technologies provide cost-effective operation and integrated logistics advantages. Due to their incubator nature, the developments also establish connections with professional organizations, interest groups – including the VOSZ – and chambers of commerce and industry, promoting the growth and competitiveness of businesses.

The concept of industrial condominiums represents a rational and marketable development direction, as it provides the opportunity not only to implement new construction projects, but also to partially transform, modernize or sell existing, privately owned properties. This approach also involves broader segments of real estate market experts, who currently deal primarily with residential properties, plots of land or family houses.

“The BKIK Real Estate Department supports all innovations that require high added value work from real estate professionals. The case of industrial condominiums falls into this category and we trust that it will bring new opportunities to many of our colleagues in the industrial real estate market.”

explained Péter Bartha, Vice President of the BKIK Real Estate Department.

Capital, credit, support – new opportunities for purchasing industrial condominiums

For SMEs, purchasing a hall cannot be done exclusively from their own resources.
