The holiday market is soaring: 37 percent price increase in six months

Similar to the housing market, the holiday home market also gained significant momentum in the first half of 2025: according to data from Otthon Centrum, the average price of holiday home-class properties increased by 37 percent in one year. Demand also increased, with 17 percent more holiday homes sold in the OC network than a year earlier.

Balaton: prices in the millions per square meter also occur

In the country’s most popular holiday region, Lake Balaton, the average price of independent holiday homes reached 762 thousand forints per square meter, which represents an annual increase of 42 percent. The most sought-after are waterfront properties, the price of which often exceeds one million forints per square meter.

The eastern basin is considered the most expensive: in Balatonakarattya and Balatonvilágos, prices have already climbed well above one million forints. In Siófok and Fonyód, the average was around 800 thousand forints, while the record holder this time was Badacsonytomaj with an average price per square meter of 1.35 million forints. The western basin, on the other hand, remains more accessible: in Balatonberény the average price is 566 thousand forints, in Balatonfenyves 569 thousand, and in Révfülöp 525 thousand forints.

Lake Velence and Lake Tisza: cheaper alternatives

After Lake Balaton, Lake Velence offers the highest prices: the price per square meter of 645 thousand forints measured in the past half year was 2.5 percent higher than a year earlier.

Lake Tisza, however, is much more favorable: the average price per square meter was 340 thousand forints here, which also shows a significant increase of 30 percent. Prices are higher in larger settlements, such as Tiszafüred and Abádszalók, and lower in smaller villages. As in other regions, waterfront properties here cost twice as much as the local average.
