Hungarian-based industrial real estate developer writes a success story
HelloParks, an industrial real estate developer belonging to the Futureal Group, is celebrating its fifth anniversary, completing the development of more than 500,000 square meters of warehouse space in the Budapest metropolitan area this year. The founders recognized the opportunity in the growing demand for modern and green industrial facilities in the midst of the pandemic and the supply chain crisis, and the company is now competing with the world’s largest warehouse developers in the domestic market.
At the time of HelloParks’ founding, the pandemic and supply chain disruptions posed significant challenges for industrial real estate developers. Inventory methods changed, and demand shifted towards modern industrial facilities. Tenants turned to environmentally friendly, highly efficient warehouses.
Five years, more than 500 thousand square meters
HelloParks recognized this market trend early on and in 2020 began developing industrial and logistics megaparks in three strategic locations around Budapest – Fót, Maglód and Páty. Following the preparations, the company handed over its first two halls in 2022 with a total area of 92 thousand square meters, which were 100% occupied with tenants in just two months.
Construction continued at a dynamic pace, with four more halls handed over by the end of 2023 with a total area of approximately 174 thousand square meters. Also in 2023, HelloParks began construction of another hall in Alsónémedi, a fourth important commercial hub of the capital agglomeration. In 2024, the construction of two warehouse halls was also completed, with a total area of 102 thousand square meters.
HelloParks’ warehouse developments will continue into 2025: FT3 in Fót and PT5 in Páty will be completed this year, so the company will complete the development of more than half a million square meters of logistics and industrial space in five years.
