CityOne Group purchased a modern warehouse center
CityOne Group announced today that it has acquired the Kőbánya plant of the TIER 1 German automotive supplier WOCO Group. The acquisition of the modern property, which will operate under the name KőbányaOne Logistics Park, is one of the most significant logistics real estate transactions in Budapest in recent years.
Located along Maglódi Road, on the defining industrial axis of Kőbánya, the 18,500 square meter hall built in 2017 belongs to the premium category of the capital’s logistics real estate market with its central location and high technical standards.
“The acquisition of KőbányaOne is a milestone for CityOne. Modern urban warehouses play a key role in the operation of efficient supply chains, but there is an extremely limited supply of premium quality logistics real estate in Budapest,” emphasized Zoltán Radnóty, majority owner and CEO of CityOne Group.
The parties did not disclose the business terms of the acquisition, but the CEO indicated that the purchase price is in line with the pricing of premium real estate.
As part of the transaction – laying the foundations for a long-term partnership – CityOne and WOCO signed a lease agreement for the continued use of the property.
With the transaction signed in January and now closed, CityOne’s portfolio has expanded to three logistics parks – ÚjbudaOne, BudafokOne and KőbányaOne – with a total of 45,000 square meters of leasable area available to tenants.
In increasing proximity
The head of the CityOne Group pointed out that organizing the transportation of goods in large cities is becoming an increasingly challenging task: growing e-commerce and fast home delivery models are putting more and more vehicles on the roads. Urban logistics parks offer a solution to this, which simultaneously enable the efficient reception of large quantities of goods and their rapid and accurate further distribution. This is why these properties have increased in value worldwide in the past decade.
“A single truck can transport up to 20 vans’ worth of goods to an urban logistics park at the same time. The advantages can be clearly seen with a simple example: during rush hour, there is not a long line of vans waiting at a red light, but a truck. Thanks to this, the chance of congestion is reduced, harmful emissions, dust and noise pollution are reduced, while transport costs are also significantly lower. Therefore, urban logistics is no longer just a real estate market category, but a business operating model that serves both economic and sustainability goals”

Direct urban connectivity provides a competitive advantage for e-commerce, fast delivery and industrial supply chains, while also being more favorable for the local community, as it supports sustainability and improves the quality and price of services.
Good place, good location
KőbányaOne Logistics Park is a modern industrial property built according to international standards. The 14-meter ceiling height allows for efficient warehousing, and the 4.8 MVA electrical capacity, which is limited in Budapest, also allows for special industrial activities.
The property is located on one of the most important industrial-logistics axes of the capital, and its transport connections are excellent. The M3 motorway, the M0 ring road, the 4th main road, and the Budapest Liszt Ferenc International Airport are all within a short distance. Access for freight traffic is ensured without weight restrictions.
The urban location is also advantageous in terms of workforce availability: Kőbánya is traditionally an industrial-logistics center, where experienced, skilled labor is available in industrial activities, while the property’s direct tram, bus, and rail connections also make it easier for employees to get to work. For colleagues arriving by car, 149 surface parking spaces are available.
Sustainability is a priority in CityOne’s parks: modern thermal insulation, LED lighting and efficient mechanical systems all contribute to reducing energy consumption and carbon footprint.
