Körszálló is reborn under the Marriott Residences brand.

The iconic landmark of the Buda skyline, the Körszálló, is getting a new lease of life. Market Asset Management Zrt. (MAM) announced today that it has entered into a landmark agreement with the world-renowned Marriott International.

As a result, the legendary building will host Hungary’s first branded residence development, Marriott Residences Budapest. As a result, the Körszálló will become the first Hungarian residential building operated by a globally recognized hotel brand, opening a new chapter in the Hungarian premium real estate market. The developer of the new Körszálló, Market Építő Zrt., will begin work this summer, with the first residents expected to move in in the fourth quarter of 2027. The project combines Marriott International’s world-class service culture with the heritage of a Budapest architectural icon, creating unparalleled value for future homeowners.

Introducing the branded residence

A branded residence is “a residential property that is associated with a well-known brand, usually through design and services.” These brands not only lend their names to the projects, but also set strict quality and operational standards. Thanks to the cooperation between MAM and Marriott International, the premium service level that is customary in Marriott Hotels worldwide will also be the hallmark of Marriott Residences Budapest. The branded residence model is extremely popular among buyers interested in premium properties worldwide – from the Middle East to the Americas to Asia and Europe – and is now appearing in the capital of Hungary for the first time.

“Several global companies competed for this opportunity. Marriott International was the winner in an extremely strong tender. Their strict standards guarantee that the renewed iconic building will represent the highest international level of premium experience and services,”

– said Scheer Maximilian, project manager of MAM Zrt., who led the negotiations. He added:

“A successful branded residence can only operate in a truly special and unique building. The huge interest is therefore also a recognition of the design of the renewed building and the high quality of the Market’s execution.”
