The Airbnb ban in Terézváros is being circumvented: a new hotel model in Central Passage
Despite the ban on Airbnb in Terézváros from 2026, the owners of the largest apartment complex in the district have already found a way to circumvent the regulation. Central Passage, located next to Deák Square, which has so far provided a significant portion of Airbnb apartments, will operate practically as a hotel next year, Telex points out.
Central Passage is a complex of 270 apartments, which currently covers more than ten percent of Terézváros’ Airbnb market with its 239 apartments. The apartments in the building complex have so far been rented out under the legal title of “other accommodation”, but due to the ban that will come into effect in 2026, they can no longer use this legal category. Therefore, the owners voted in January 2025 that the property will continue to operate as commercial accommodation, practically as a hotel, next year.
Operation as commercial accommodation is subject to strict conditions. In order to do this, Central Passage had to install new fire alarm systems, as well as provide breakfast and a permanent reception service. These developments will allow the apartments there to be rented out as short-term accommodation despite the ban.
According to Tamás Soproni, the mayor of Terézváros, this case is considered exceptional. He said that most Airbnbs operating in traditional apartment buildings will not be able to meet the requirements for hotel classification. There may be only one to five apartment buildings in the district that can find a similar solution.
