The capital and its surroundings have been expanded with a significant new industrial and logistics area
The capital and surrounding area saw a significant increase in new industrial and logistics space in the fourth quarter of last year, with a total of 161.6 thousand square meters handed over in 7 halls – the Budapest Real Estate Consultants’ Negotiating Forum (BIEF) announced on Tuesday.
According to the summary sent to MTI, the largest handover of the quarter was the first hall of CTPark BudapestÉrd, with a floor area of 53 thousand square meters.
The regional market saw 46.8 thousand square meters of new area, with four new halls in the last three months of last year, three of which were built in Kecskemét.
The capital and rural deliveries together amounted to 208.4 thousand square meters.
The total national modern industrial-logistics stock exceeded 6.1 million square meters at the end of the fourth quarter of 2025, of which the capital and surrounding area stock was more than 4 million, while the regional stock was more than 2 million square meters.
The national vacancy rate stood at 11.4 percent at the end of last year In the capital and its surroundings, a total of 521.5 thousand square meters of industrial and logistics space were vacant at the end of the quarter. The vacancy rate of the Budapest agglomeration decreased by 0.3 percentage points to 12.8 percent compared to the previous quarter. In the case of the regional stock, BIEF recorded 177 thousand square meters of unused space, which corresponds to a vacancy rate of 8.6 percent.
In the fourth quarter, total tenant demand in the capital and its surroundings amounted to 261.6 thousand square meters, and the annual total demand reached 667.5 thousand square meters, showing a 9 percent annual increase.
In the fourth quarter, BIEF recorded a total of 42 lease contracts in the Budapest and surrounding market, with an average transaction size of 6,230 square meters, which is a 5 percent increase compared to the value a year ago. Year-on-year, the average transaction size was similar to the annual value registered in 2024, while the number of transactions increased by 10 percent year-on-year.
The largest transaction of the fourth quarter was an 80.2 thousand square meter pre-lease agreement in the CTPark BudapestÉrd area, while in regional markets, a 24.9 thousand square meter contract extension in Miskolc and a 24 thousand square meter pre-lease agreement in Panattoni Park Moson – BIEF reported.
