With the strengthening of the economy, the demand for modern warehouses by logistics companies is visibly increasing, thanks to which RaktárAD, which deals with the development of industrial condominiums, will begin a nationwide expansion and plans to build and sell three times more halls than before in the coming years, said Tibor Lőrincz-Hadnagy, partner and business development manager of RaktárAD, part of HAD Group.

He added that thanks to the dynamic expansion, last year’s revenue of 1.22 billion forints and profit of 379.29 million forints are expected to be one and a half times higher for the whole of 2025.

Tibor Lőrincz-Hadnagy highlighted that

the warehouse is now more than just a storage location, the appropriate infrastructure can become a strategic tool in the growth path of businesses.

Industrial condominiums create opportunities for the establishment of common pickup points for logistics companies, as well as for the coordinated delivery of products from several – up to 20-40 – businesses and the development of a unified price offer. This form of operation is an effective solution, especially for small and medium-sized enterprises wishing to increase their competitiveness, he emphasized.

The company, which has a Belgian-Hungarian ownership background, currently has approximately 9,700 square meters of development space, which consists of 21 separate hall sections. In addition, preparations are underway for another 25,000-30,000 square meters of projects, the implementation of which will start this year or next year.

Tibor Lőrincz-Hadnagy said that industrial condominiums not only offer a modern, well-developed infrastructure background for businesses, but also promote the development of a living and supportive business ecosystem.

Such cooperations – which are based on joint developments, the application of energy-efficient technologies and the optimization of operating costs – provide complex, integrated logistics solutions to the owners.

Incubator-type Thanks to their operation, industrial condominiums create direct connections with key professional organizations, such as the Budapest Chamber of Commerce and Industry (BKIK) and the National Association of Entrepreneurs and Employers (VOSZ).

In addition, consulting and financing services are also available to participants, thus supporting the development and competitiveness of businesses.

In the halls of RaktárAD, start-up e-commerce companies can start their operations with a low entry threshold, in a small area, and then – as turnover increases – gradually expand their presence, even without changing locations. In this spirit, the company has developed industrial condominiums that, with their modular space structure, are able to adapt to the different maturity levels of businesses.

The larger, 2000-3000 square meter halls provide the opportunity to create 200, 500 or 600 square meter units, which is also beneficial for small and medium-sized businesses in terms of economies of scale. This flexible model is not only cost-effective, but also provides operational stability, he emphasized.

The company’s plans include establishing RaktárAD parks on the M0 ring road, both in the northern and western parts, to offer every company in Budapest a project within a 15-20 minute drive. As part of this, a project of almost 20,000 square meters will soon be launched in Budaörs, but outside of Budapest, they have also set off towards industrialized cities.

“We are convinced that we have laid the foundations for future industrial SME hall models in the past 10 years”

– he said.

He also noted that the 4th generation halls are already being built, which means that they have completed many development phases. RaktárAD is currently only developing in Hungary, but is also looking for investment opportunities in Romania.
