Young people planning to buy real estate are thinking about a home with an average floor area of ​​79 square meters, with an average value of 43 million forints nationwide. 74 percent of potential buyers are forced to take out a loan, and the proportion of bank funds in the purchase price they estimate is 40 percent on average. While 55 percent of Budapest residents would stay within the capital, the proportion of those wishing to move to the agglomeration has decreased to 9 percent.

A significant proportion of young people would like to buy a home in the next three years, according to the K&H Youth Index. According to a survey conducted in the third quarter of last year, 52 percent of them would definitely or probably buy a residential property in the period in question.

Where?

The majority of Budapest respondents, 55 percent, continue to plan to buy a home within the capital, with only 9 percent indicating the agglomeration as their destination. This latter figure is a sharp decline compared to the previously measured 25 percent mention rate. 30 percent of those living in the capital would buy property elsewhere in the country.

The intention to migrate from rural regions is moderate: 39 percent of those living in county seats would stay, while 54 percent of those living in other cities plan to continue living in small towns. 14–17 percent of young people living in the eastern and western parts of the country are considering buying property in Budapest.

How much, for how much and from what?

According to the survey, the properties planned to be purchased would be on average 79 square meters. The most typical area among respondents is between 50 and 79 square meters. There is a measurable difference in the gender breakdown: men expect a property of 85 square meters on average, while women expect a property of 73 square meters.

There is a sharp increase in expectations regarding the expected value of real estate. Young people planning to buy in the next three years are calculating an average purchase price of 43 million forints. This amount significantly exceeds the average values ​​of 30–34 million forints registered in previous quarters, and the launch of the Otthon Start Program, under which first-time home buyers can take out a preferential, state-subsidized loan, may have played a role in this increase. In the breakdown by settlement type, the average planned property value in Budapest is 49 million forints, while in county seats and small towns it ranges between 40–41 million forints.

Only 26 percent of young people considering buying a home indicated that they would make the purchase solely on their own. The remaining 74 percent are forced to borrow to a greater or lesser extent. The typical proportion of a bank loan within the total purchase price is 40 percent on average, according to the survey. More than half of the respondents, 52 percent, plan to pay at least half of the value of the property with a loan.
