Trillion-dollar moves in the home loan market – what was the highest loan amount in 2025?

The average amount of K&H home loans disbursed this year was 28.5 million forints, while the average for the Otthon Start Program, which started in September, is 35.6 million forints. The average of the five highest loan amounts requested from the financial institution in 2025 was almost 210 million forints, K&H announced. The compilation also shows how the Hungarian home loan portfolio has developed in the long term, including the share of state-subsidized home loans.

Looking at the data on the entire Hungarian home loan market in recent years, it is clear that the home loan portfolio has been showing continuous growth for years. According to official data, at the end of June 2025, this amount had already reached 6,063 billion forints, which is 15 percent, or 776 billion forints, higher than the level of the same period of the previous year, and 7.3 percent higher than the stock at the end of 2024. Longer-term data shows that the housing loan stock has exceeded trillion-dollar levels. The stock crossed the 3,000 billion mark at the end of 2017, and it closed 2020 with over 4,000 billion. It reached the 5,000 billion level by the end of 2023.

The ratio of total Hungarian housing loans to GDP increased from 7 percent to 7.4 percent in one year, which is still low by international comparison – K&H announced.

How is the competition between market and state-subsidized loans?

Within the total housing loan portfolio, the amount of state-subsidized housing loans exceeded the same period of the previous year by 21 percent in the first half of the year, and that of unsubsidized, market housing loans by 13 percent. However, their proportion within the total housing loan portfolio remained essentially unchanged: the share of subsidized schemes was around 20 percent, and that of market housing loans was around 80 percent.

The state-subsidized housing loan portfolio exceeded the 1,000 billion forint level at the end of last year, and at the end of the first half of this year it had already reached 1,222 billion forints. Then, in September this year, the Otthon Start Program was launched, offering first-time home buyers the opportunity to obtain a housing loan with a preferential interest rate of up to 50 million forints, which may further increase the stock of state-subsidized housing loans.

According to K&H’s experience, clients are counting on increasingly larger amounts of home loans. According to the financial institution’s own data, the average amount of home loans disbursed since January of this year exceeded 28.5 million forints in January. And home loans disbursed under the Home Start Program are even higher: they averaged 35.6 million forints in the period between the beginning of September and the end of November.

It also turns out from K&H’s compilation that the average of the five largest home loans disbursed by the financial institution this year was nearly 210 million forints, meaning that the goal was to purchase extremely expensive properties worth more than 100 million forints. One of the five largest loans was K&H’s green home loan, for which the financial institution provided a preferential interest rate. The other four were market-based home loans.
