The domestic logistics market has been expanded with a unique cold storage facility: the new headquarters of HAVI Logistics have been opened
Budapest, February 18, 2026 – Market Asset Management Zrt. has handed over the new logistics center tailored to special needs of its long-term tenant, HAVI Logistics Kft., on a turnkey basis. The nearly 18,500 square meter facility, built by Market Építő Zrt., has a unique refrigerated storage capacity on the domestic market, and its operation is completely gas-free, with waste heat utilization and smart energy management.
The Market Group effectively built on the synergies of the group in its latest built-to-suit (BTS) project. While the group’s real estate development company, Market Asset Management Zrt., was responsible for the investment, the construction was managed by Market Építő Zrt., which has 30 years of experience. The design work was carried out under the supervision of Lean Tech Engineering Office Ltd., and a significant role in the construction was played by PREbeton Zrt., a manufacturer of prefabricated concrete elements, MRKT Padló Kft., a specialist in industrial floor and screed base construction, and OKM Építőipari és Szolgáltató Kft., responsible for the civil engineering works. The structural construction tasks were carried out by Moratus Szerkezetepítő Kft., while the building electrical and building automation design was carried out by TRAG-Plan & Engineering Services Kft. participated. The facility received the occupancy permit in December 2025, in accordance with preliminary plans, so the tenant HAVI Logistics Kft. was able to move into its new base.
The heart of the 18,500 square meter distribution center is a warehouse system equipped with special cooling technology: the size and technological level of the more than 3,600 square meter frozen space and the nearly 3,000 square meter other refrigerated area are unique in Hungary. The facility is complemented by a three-story, modern office and social block.

Sustainability in focus: gas-free operation and BREEAM Excellent certification
In line with the sustainability strategy of the Market Group, environmentally conscious solutions played a major role during the development.
“The hall is A+, the The office has an A++ energy rating, the development meets the strict requirements of the EU Taxonomy, and is in the process of obtaining the BREEAM “Excellent” rating. No natural gas or other fuels are used in the building at all, heating is solved by recovering and utilizing waste heat generated during high-performance cooling technology, which results in significant energy and cost savings. The operation is made efficient by a smart energy management system, presence and motion sensor lighting, and energy-saving mechanical equipment.” – said András Scharle, real estate development project manager at Market Asset Management Zrt.
In line with sustainability efforts, nearly 27,000 square meters of green space were created, 250 trees and more than 1,300 native, drought-tolerant shrubs were planted to preserve biodiversity, and a waterer and feeder were placed for birds.
High-tech in logistics
The experts of Market Építő Zrt. installed the most modern warehouse technology solutions, tailored to the tenant’s individual needs, so that the tenant can serve its customers at the highest level. The logistics processes are assisted by advanced camera-supported picking, license plate recognition entry and an internal traffic management system, and the handling of refrigerated goods is completed by docks providing electric cargo cooling. Efficiency and space utilization are increased by the semi-automatic shuttle shelving system installed by the tenant. The design and construction of the building enables the tenant to implement future expansion needs.
