Duna House: large regional differences in the holiday rental market

In a regional comparison, there are large differences in the holiday home market: at Lake Balaton this year, average prices per square meter are between 800 thousand and 1.8 million forints, at Lake Velence the average prices are between 650 thousand and 900 thousand forints, and around Lake Tisza there are properties for as little as 350-500 thousand forints per square meter – Duna House told MTI on Tuesday, based on its own data.

They added that the Balaton region continues to be the engine of the Hungarian holiday home market. On the north coast, prices of 1.2 – 1.8 million forints per square meter are typical, but waterfront and panoramic properties are offered at even higher prices. On the south coast, prices range between 900 thousand and 1.3 million forints, while in the western basin, the range is between 800 thousand and 1.2 million forints.

The announcement quoted Péter Szegő, Duna House’s chief analyst, as saying that the main topic in this segment this year will not be price increases, but the functionality of holiday homes. More and more buyers are demanding that the property be comfortable to live in all year round, in all seasons.

They pointed out that the market of Lake Velence has not weakened despite the recent water level problems, while many buyers in the area view properties in the area as second homes or first apartments. The square meter prices here range between 650 and 900 thousand forints.

They emphasized that Lake Tisza continues to be the large holiday area with the best price-value ratio, with starting square meter prices of 350-500 thousand forints, but luxury category waterfront holiday homes can already be found here at a price of 1.5 million square meters. The region is catching up, so due to the development of tourism and the expansion of infrastructure, a 2-7 percent price increase is possible this year.

The Otthon Start program also indirectly affects the holiday home market. Although it is not designed for classic holiday properties, any holiday home that is technically and legally suitable for housing can be included in the scope of the supported demand. This has brought about an upturn primarily at Lake Tisza and partly at Lake Velence in the price range of 30-70 million forints – Duna House explained in its statement.
