Duna House: the holiday property market will remain on a stable growth path in the summer of 2025
The holiday home market will remain on a stable growth path in the summer of 2025, thanks to the continuously increasing demand despite the limited supply, Duna House told MTI on Wednesday.
They highlighted that the dynamic upswing of the real estate market in Hungary lasted until April, since then the correction has taken place, demand has decreased slightly due to high prices, and meanwhile the rate of price increase also seems to be slowing down, on the other hand, the season is only really starting on the holiday home market, so there is a growing demand, especially on the southern shore of Lake Balaton and in more affordable settlements near the water.
The average price per square meter in the Balaton area ranges between 1 and 1.2 million forints. Prices of 1.1-1.4 million forints per square meter are expected on the northern shore in 2025, while prices on the southern shore may range between 1-1.3 million forints per square meter.
In the case of premium and waterfront properties, however, prices can already exceed 2 million forints per square meter, while in luxury residential parks, average prices per square meter can be as high as 3-5 million forints.
Siófok, Balatonfüred, Keszthely, Balatonszemes and Balatonlelle remain particularly popular, the statement said.
They pointed out that Lake Velence saw a 20 percent price increase in the first quarter of 2025, with the average selling price increasing from 46 million forints to 55 million forints. Due to its proximity to Budapest, many people choose this area as their permanent residence, which could further stimulate demand here.
