Duna House: Lake Balaton holiday homes now function as second homes
Lake Balaton holiday homes are now functioning as second homes, as a result of which not only prices have stabilized, but the season at Lake Balaton has also been postponed – Duna House real estate agency told MTI on Thursday.
According to the information, the current average price of used apartments at Lake Balaton ranges between 950,000 and 1.25 million forints per square meter, but in Siófok and Balatonfüred, square meter prices can reach 1.5 million forints. In the case of waterfront, newly built, panoramic apartments, square meter prices of over 2 million forints are not uncommon.
Transaction values typically range between 60-120 million forints, and although the region also offers luxury-class properties, the majority of market turnover does not take place in this segment. There is also a large variation in the prices of plots, ranging between 50,000 and 300,000 forints per square meter, while the price per square meter of plots directly on the waterfront can even rise above 500,000 forints.
Duna House stated in its statement that the area around Lake Balaton and Lake Velence reacts to the increase in prices in Budapest much faster, even within a few months, compared to county seats and larger rural settlements, if not with a direct price increase, but certainly with more definite interest and more and faster transactions.
