The largest speculative industrial property in the country is being built in the southern submarket of Budapest
Hungary’s largest speculative industrial property in the HelloParks development will soon be completed. The 60,000-square-meter BigBox hall AN1 awaits tenants from the end of summer in HelloParks Alsónémedi, located only 20 minutes from Liszt Ferenc International Airport. The industrial building, built on an area of 13.5 hectares, is located near the junction of the M0 and M5 highways, in the southern submarket of Budapest, in one of the most frequented areas in terms of logistics, so it can be a particularly attractive destination for automotive suppliers moving along the Kecskemét-Szeged axis.
In addition to its exceptional strategic location, HelloParks AN1, which is connected to the M0 and M5 highways, surpasses other traditional industrial properties in many respects. The building’s large, 15,000-square-meter contiguous areas, 12-meter ceiling height, and cross-dock option can offer an attractive solution primarily for logistics providers, parcel delivery services, shipping companies, as well as e-commerce and fulfillment companies. Due to the high power capacity of the building, it is also suitable for meeting special needs – among other things, for the establishment of a cold store or medicine warehouse.
Similar to the developments of the Hungarian-based industrial real estate development company, which obtained an occupancy permit after 2022, the AN1 hall will be built according to the highest rating of the BREEAM New Construction category, Outstanding, and will meet the requirements of the EU Taxonomy. Only less than 3% of buildings worldwide achieve such results, since in the New Construction category, in addition to the completed building, the entire planning and construction process is also evaluated, from the procurement and delivery of raw materials, through waste management to the installed and used technologies . The company is the only one on the Hungarian market to develop industrial properties under such strict conditions.
