The third phase of LIVING’s highly successful Park West project has reached a milestone: the development has received the occupancy permit, marking the handover of the 230-apartment development. Located in the heart of the vibrant 13th district, in the Ferdinand neighborhood, the A+ energy-rated residential park still has apartments available for immediate move-in, and thanks to the project’s rust zone classification, 5% VAT can be reclaimed on the properties.

LIVING, a brand specializing in residential developments by WING, launched the XIII. The Park West project, which is located in the heart of the Ferdinand neighborhood of the 1st district, on Szabolcs Street, is being built in four phases. The first phase of the project, Park West 1, with 229 apartments, was completed in 2022, and the second phase, Park West 2, with 234 apartments, was completed in 2023. This time, the third phase of 230 apartments, Park West 3, obtained the occupancy permit, while the fourth and final phase, Park West Rise, was launched for sale in July 2025.

The residential park is located just a few steps from Dózsa György út and Lehel utca, making it easily accessible on foot, by car, by bicycle and by public transport: in addition to the M3 metro, tram 14, bus 105, trolley 75, there are also numerous night bus stops on the surrounding main roads, and the Westend shopping center, the City Park, the Budapest Zoo and Botanical Garden and the renovated Széchenyi Bath are also within a fifteen-minute walk. With the development, LIVING primarily targeted an audience that enjoys urban life and an active lifestyle, for whom location, accessibility, and the comfort-enhancing services provided by the residential park are important considerations.

Park West 3, with an A+ energy rating, features comfortable, sunny homes ranging from practical studio apartments with efficient floor plans to five-room, panoramic penthouse apartments, characterized by above-average technical content, energy-efficient and high-level construction. Thanks to the heat pump and surface cooling and heating system, the facade windows and doors with three layers of glazing, and the 15-centimeter thermal insulation, the residents are ensured a suitable temperature at all times of the year.

“The handover of the third phase of the Park West project is another milestone in the life of one of LIVING’s prestigious investments, and it also plays a key role in the transformation of the 13th district. The area, also known as the Ferdinand Quarter, has transformed from an industrial past into a livable, modern part of the city in recent years, and thanks to its outstanding infrastructure and conscious urban development, it is now competing with the narrow city center. Moreover, the rust belt classification is an additional attraction for buyers with the possibility of claiming a 5% VAT refund”

– said Tibor Tatár, WING’s Hungarian residential and office development director Head of Business Divisions.

LIVING offers a service rarely available on the market: LIVING Service allows homeowners to streamline their tasks related to their own or investment property: from taking over the apartment with an independent technical inspector, to furnishing the property, renting it out and managing it, or even reselling it.

Park West 3 also offers community services that support a modern urban lifestyle, as is customary in LIVING properties. The spacious community living room provides a meeting place for neighbors and friends, and there is also a play area for children, so birthday parties can be held for the little ones. In addition to the office corner, which guarantees comfortable working from home, residents will also have access to a 24-hour package collection point and a practical shed equipped with tools.

In every apartment in the project, owners will be provided with intelligent smart home solutions as standard equipment, which simultaneously increase comfort, security and energy efficiency. Anyone can find the solution that suits them best from the three basic SMART Home packages, while the SMART+ package offers additional, individually configurable services for an additional fee for those who want an even more personalized experience.

LIVING’s self-developed mobile application not only makes it easy to personalize smart home devices, but also to use community services. For example, residents can preset the apartment temperature for each time of day, communicate remotely via the camera intercom when guests arrive, reserve the communal living room for a family event, or even borrow tools from the shared shed.
