TILIA won the title of Office Building of the Year

The TILIA office building in Szeged, developed by the KÉSZ Group, won the Office Building of the Year award at one of Hungary’s most prestigious real estate competitions. The Office of the Year competition aims to showcase professional excellence, with a particular focus on shaping the office market and developing employer culture. 

TILIA was created as a fusion of a modern work environment, historical heritage, and sustainable, people-centered solutions with the rebirth of a former bourgeois girls’ school built in 1873 in the Art Nouveau style. The locally protected facade on Gutenberg Street preserves the architectural heritage of the city of Szeged, while the clean, contemporary side of the building is revealed from Hajnóczy Street. In addition, the interior design of the office building provides a modern, comfortable working environment for employees. 

“The success of TILIA is particularly important to us, as it is the first office building in Szeged, and indeed in the countryside, to win this prestigious professional award. During the design, we focused on employee well-being, accessibility and sustainable operation. The transparent spaces filled with natural light, the intelligent building monitoring system, modern ventilation technology, contactless solutions, bicycle-friendly infrastructure and 30 electric car chargers all contribute to making TILIA not only a workplace, but also an inspiring environment,” said Edina Lupsa, the Head of the Real Estate Management Division of KÉSZ Group. 

During the development, special attention was paid to sustainability. Category “A” mechanical systems, geothermal ground probes, heat pumps, solar panels and local renewable energy production reduce the environmental impact. KÉSZ Group targeted WELL Platinum, BREEAM Excellent and Access4you Gold certifications when designing the TILIA office building. The construction used locally sourced materials, low-VOC coatings, paints and adhesives, and long-lasting solutions to minimize waste and maintenance. 

The building’s inner courtyard functions as a passageway between Gutenberg and Hajnóczy streets during the day, creating a new community space for the people of Szeged. The office building was chosen as the first tenant by Lufthansa Systems Hungária, confirming that TILIA also meets international ESG requirements.
